Fees & Pricing

I offer a bespoke architectural service, tailoring my involvement to each project's needs. Project fees are typically calculated as a percentage of the total construction cost, reflecting the complexity and level of service required. As a guide, I have indicated typical fee ranges below:

Full Architectural Service (RIBA Stages 0–7)
8–12% of construction cost
Suitable for clients seeking a comprehensive design service, from concept to completion, including planning and technical design.

Concept & Planning (RIBA Stages 0–3)
3–5% of construction cost
Ideal for clients who need design development and planning approvals but will handle technical details and construction themselves.

Hourly Rate & Fixed Fees

For feasibility studies, interior fit-outs, or advisory roles, I offer fixed-fee packages or hourly rates, starting from £75 per hour.

Alternative Fee Structures

For particularly complex or high-risk sites such as backland plots, constrained urban infill sites, or cases with a history of planning refusals, I am open to exploring performance-based fee arrangements. In certain circumstances, this could include a fee calculated as a percentage of the uplift in site value or development profit following a successful planning outcome.

 

This model can be particularly useful for landowners or developers looking to unlock the potential of a difficult site, where upfront investment may be more limited and the value is closely tied to gaining planning permission.
